A £4.2million contract for a new housing development featuring 20 social rent homes in Paisley has been approved by Renfrewshire councillors.

The Finance, Resources and Customer Services Policy Board agreed to award the contract for the Carbrook Street development during a special meeting on Monday, 18th May.

JR Construction (Scotland) Limited was selected following a competitive tender process carried out through the Scotland Excel New Build Residential Construction Framework.

The contract value is £4,249,566.99 excluding VAT.

According to council papers, the development at Carbrook Street, Paisley, will include 20 homes for social rent made up of six cottage flats, nine flats within a flatted block and five houses. Landscaping and fencing will also form part of the project.

The Carbrook Street development forms part of Renfrewshire Council’s wider Housing-led Regeneration and Renewal Programme across Paisley, Renfrew and Johnstone.

Five contractors submitted bids for the work. JR Construction achieved the highest overall tender score at 98.6 per cent.

The development will partly be funded through Scottish Government affordable housing grants alongside investment from the council’s Housing Revenue Account. Council papers state the minimum expected grant funding is £2.38million, although the final contract will only proceed if officers determine the funding package is sufficient.

The contract includes a range of community benefit commitments, including apprenticeships, work placements and jobs for unemployed people.

Environmental measures listed in the report include solar panels, water efficiency targets and the installation of swift bricks, bat bricks and bee bricks to support wildlife.

Construction is expected to be completed within 92 weeks of the site being handed over to the contractor.
